Your Responsibilities As An Owner
Owners are required by law to guarantee:
That the electrical installation in a rented property is safe when the tenants move in and are kept in good condition throughout its duration.
That a multi-occupancy house Landlord is subject to periodic inspection on the property every five years.
If your property is not an Landlord, you are not legally required to do so. However, we recommend that a periodic inspection and test be performed by a licensed electrician on your rental properties at least every five years.
That any device supplied is safe and carries at least the CE marking (which is the manufacturer's assertion that it meets all the requirements of European law).
To meet these requirements, an owner will need to regularly perform basic safety checks to ensure that the electrical installation and appliances are safe and functioning.
Electrical Safety Recommends First ...
Visual inspection of the property between rentals
Ensure your property has adequate RCD protection
Use a licensed electrician for all work on your property
Carry out regular security checks on the electrical devices supplied under the rental contract
