In compliance with the Gas Safety Regulations (installation and use) of 1998, if you are renting a property, you need an owner's Gas Safety Certificate or CP12.
A CP12 gas safety inspection certificate has a shelf life of 12 months and therefore requires renewal every year.
You must obtain this from a registered gas safety engineer for all pipes, gas appliances and smoke ducts installed on your property.
All owners must give their tenants access to CP12 within 28 days after the inspection. If the tenants change, they will need a copy of the Gas Safety Certificate before moving.

Boiler service
It is a fact that boilers that receive service regularly can prevent breakdowns and prevent such unpleasant cold situations.
In addition, carbon monoxide poisoning can be fatal and is caused by defective or poorly maintained appliances. It is vital that you regularly inspect and repair your boiler and gas devices to ensure that they work as safely and efficiently as possible.
Be careful: your insurance contract / guarantee may be invalid if the boiler has not been repaired according to the manufacturer's recommendations.
