What is a commercial EPC?
Commercial energy performance certificates (EPC) are energy reports that determine the energy efficiency of a building or commercial premises. Grades in a commercial EPC start from G (less energy efficient), rising to A for the building with more energy efficiency. Unlike national EPCs, commercial reports start from 0, which is a very good rating that goes up to 150 or more for the worst energy efficiency properties.
Why do I need a commercial EPC?
If you are renting, selling or putting into service a new building, you must have an EPC; It is a legal requirement. Once you have one, it will be valid for 10 years, unless there is a material change in the building, for example: there is a change of use, there are significant changes in the structure of the building, significant extensions of the property and / or changes in the provision of fixed services, then a new EPC must be produced. In addition, if there are modifications to existing facilities after the original transaction date, for example, the building has installed new construction services, then a new EPC must be produced. This gives the prospective buyer or tenant the most up-to-date information on the energy efficiency of the property.
How is the commercial EPC carried out?
To begin this process, one of our qualified advisers would need to visit the property and perform a physical inspection of all key parts, including the building structure, lighting and commercial services, taking into account any changes that have occurred in the building. . overtime. During the visit, the advisory will determine the various operations for different parts of the property (zones) and then calculate the dimensions for all those areas. All zone measurements are recorded separately in the software and, when added at the end, must be equal to the total size (m2) of the building.

If the information is not provided and cannot be evidenced, then the evaluator is obliged to return to the "default" values, which will suppress the rating (will make it lower) in the final report. However, if complementary and adequate information is provided, the evaluator may override those values and help produce an EPC with a better score.

Remember, if you are selling, renting or commissioning a new building, you must perform an EPC because if you do not, the penalties could be severe. Application agencies have the power to investigate and request a copy of the EPC and the accompanying recommendation report. The responsible person has 7 days to present this documentation upon request.
The fine for not producing a commercial EPC valid for any potential buyer or tenant when selling or renting non-fixed homes, in most cases, is 12.5% of the taxable value of the building. However, there is a minimum fine of £ 500 and a maximum fine of £ 5,000 and you must still submit the report after this! When the above formula cannot be applied, there is a predetermined fine of £ 750.
