Energy Performance Certificate A Guide to Tenants

Energy Performance Certificate
An Energy Performance Certificate London or EPC is produced by a qualified Energy Advisor after having performed an energy assessment on a property. The energy performance certificate is issued to the owner or owner of the property.
What is an energy performance certificate?
It is often misunderstood as an electrical evaluation: these are two completely different evaluations. The Energy Performance Assessment does what is essentially said, and that is an evaluation of the efficiency of the way the property performs from the point of view of energy consumption.
The easiest way to describe an EPC is to consider when buying a new refrigerator, you can remember seeing a colorful graphic on a sticker that indicates the energy efficiency of the refrigerator. Today, most refrigerators have a good energy efficiency rating, such as A - B. A low energy efficiency score would be G. The higher the rating, the better the efficiency of refrigerator energy consumption = lower cost and less carbon emissions.
The same applies technically to the energy efficiency of the property, however, the way in which the assessor assesses the efficiency of the property is somewhat different from that of a refrigerator.
Several factors are included in the EPC, such as:

Property ventilation.
Wall thickness
Insulation of the cavity wall present / not present
Type of windows, that is, PVC or wood
Loft insulation thickness
Room Dimensions
Type and efficiency of boiler, etc.
Having an Energy Efficiency Certificate or EPC on all properties for sale or rent became a legal requirement as of October 1, 2008. Owners trapped without following these regulations may face a financial penalty.

Energy efficiency certificate for tenants?
The energy efficiency of a property for rent is measured using the same calculations for all houses, houses and apartments for rent. This allows tenants to make an informed decision when they select a property to rent. A property of greater energy efficiency can be cheaper to execute when calculating the cost of heating and fuel bills.
As a tenant, if you are interested in renting a property, the landlord or rental agent must provide you with an EPC for free.
Only one EPC is required for a rental property that is independent and valid for 10 years. An EPC is not required when you rent a room and share facilities.
Who needs an energy performance certificate?
The law requires the EPC when a building is built, sold or rented. Home
