Gas Safety Certificate For Owner

With updated and modified regulations, it is important to know what the legal requirements are when renting a property. Below is a guide for the legal responsibilities of owners in the rented private sector. While the information provided is correct at the time of writing, also use other sources to validate your legal requirements.
Gas Safe inspections and maintenance can only be performed by qualified and registered Gas Safe engineers who work as sole traders or for a company. Before inspections or gas work are carried out, it is important that the engineer verify your Gas Safe record by showing you your Gas Safe Identification.

Owners are required to ensure that:
Gas accessories, gas appliances and smoke ducts are kept in safe conditions of use and are serviced according to the manufacturer's instructions or the 12 monthly intervals recommended.
Annual gas safety checks are performed for all gas appliances and ducts.
Keep a record of gas safety inspections until 2 other inspections have been performed.
Issue a copy of the last gas safety inspection to tenants within 28 days of the inspection.
During the Gas Safe inspection, the engineer will complete a series of tests. This will include:

1: A damage check on the gas meter, gas appliances and accessible pipes. Any visual defect will rise before the physical inspection takes place.
2:Visual checks of the gas meter, gas appliances and accessible pipes.
3: A visual assessment of the risk of the gas meter, gas appliances and accessible pipes.
4: Operational tests and checks to ensure compliance with gas safety standards (installation and use) and any other relevant standards.

The inspector will only inspect easily accessible gas installations and appliances. He / she will not damage or disassemble any part of the installation or appliances unless it has been previously confirmed and arranged in writing before completing the work.
When / if a fault, defect or breach of regulations is found, a Gas Warning Notice will be issued and the necessary repair work will be explained. Occasionally, when there is an immediate danger and repair work cannot be completed at the time of inspection, the gas device or fault will be secured by isolating it from the main gas supply, with your permission, until such time as the required remedy Works can be carried out.
Upon completion of a satisfactory gas safety inspection and any necessary repairs, a Gas Safety Certificate will be issued. Once this has been issued, the following inspection will be required after another 12 months, depending on the installation being kept in perfect working order without visible defects.
