Gas Safety Certificate For Landlord And Tenants

In the case of rented properties, it is the responsibility of the lessor to ensure that all gas appliances in a rental property that belong to them are properly maintained and have annual safety controls by registered Gas Safe engineers.
Owners are required to organize annual gas safety controls under the Gas Safety (Installation and Use) Regulations of 1998 and if they do not, they are breaking the law.
According to the Health and Safety Executive, landlords must keep a record of each gas safety control for 2 years and give each tenant a copy of the Gas Safety Certificate within 28 days after the safety verification.
Occasionally, you may hear a Gas Safety Certificate called CP12 certificate. CP12 is what the certificate was called when CORGI regulated gas safety in the United Kingdom. The new Gas Safety Certificate is essentially the same under a new name. For more info click here
