The landlord also put millions of British private tenants at risk of a serious accident or fire. We have clarified your electrical safety obligations in rental properties and provide a range of resources to help you keep your tenants safe.
Your responsibilities as an Landlord
Landlord are required by law to guarantee:
That the landlord electrical installation in a rented property is safe when the tenants move in and are kept in good condition for its entire duration.
That a multi-occupancy house (HMO) is subject to periodic inspection on the property every five years.
If your property is not an HMO, you are not legally required to do so. However, we recommend that a periodic inspection and test be performed by a licensed electrician on your rental properties at least every five years.
That any device supplied is safe and carries at least the CE marking (which is the manufacturer's assertion that it meets all the requirements of European law).
To meet these requirements, an owner will need to regularly perform basic safety checks to ensure that the electrical installation and appliances are safe and functioning.
Electrical safety recommends first ...
Visual inspection of the property between rentals
Ensure your property has adequate RCD protection
Use a licensed electrician for all work on your property
Perform regular security checks on electrical devices supplied under the rental agreement
