Gas Safety Certificate Cost For Landlord

How much does a Landlord security check cost?
The cost of your owner's gas safety check will depend on the Gas Safe licensed engineer who performs your annual gas safety check. It is worth contacting a Gas Safe registered company before an engineer comes to undertake the security check.
Additional information
It's always a good idea to make sure your tenants know where and how to turn off the gas and what to do in an emergency.
In Scotland, a private owner must provide a carbon monoxide (CO) detector when there is a stationary combustion appliance, but this does not apply to appliances used solely for cooking. In Northern Ireland, a CO detector is required when a new or replacement combustion appliance is installed.
Finally, make sure that it is always a licensed and qualified Gas Safe engineer who performs gas work or a gas safety certificate check. Landlords are legally required to make sure this is the case - and this is the most important step in keeping your tenants safe.
Any problem whatsoever?
We understand that certain relationships between owners and tenants can become problematic. The rental agreement must allow access for maintenance or security checks, but if your tenant refuses to grant access, you must show that you have taken all "reasonable steps" to comply with the law . This includes repeating attempts to perform checks and writing to the tenant to explain that security checks are a legal requirement in place for their own safety. Keep track of any action you take; you may need it later.
The Gas Safety (Installation and Use) Regulations do not give the power to "force disconnection" from the gas supply in these circumstances and you may need to consult with legal counsel. For more info click here
