If you own a property in England or Wales and wish to sell or rent it, as of you need an Energy Performance Certificate
When you sell your property
The government passed legislation that states that anyone wishing to sell their property must have ordered or own an EPC when the property goes on sale. Your real estate agent must charge this EPC within 28 days after the start date of the sale.
When renting your property
If you wish to rent or lease your property, you, as the owner, must ensure that an EPC is available for any potential tenant to see.
Under construction or "new construction" EPC
This is a slightly different way since the person performing the works must provide the EPC to complete the Construction Regulation. The evaluation does not require a visit, since the information is obtained from the architect's plans. A flat rate of £ 75.00 + VAT is paid for the Energy Performance Certificate under construction.
