Gas Safety Certificate For Tenants
To rent their property legally, owners must obtain a gas safety certificate. The Deregulation Act requires landlords to provide tenants with a valid certificate before moving.
The gas safety certificate is an official document that records the state of all the characteristics of the property's gas, appliances and gas infrastructure. In short, it tells you if the property meets government requirements.

What Information Does A Gas Safety File Contain?
1:The full name, signature and registration number of the gas engineer who carried out the gas safety check
2:The address of the asset being checked
3:Contact details of the property owner or a real estate agent if applicable
4:Date of inspection
5:The location and description of all gas appliances and lines
6:Any defect or irregularity found with gas appliances
7:All repairs carried out on site
8:What repairs are still needed to put the devices in working order
9:When the device needs to be repaired again
10:Confirmation that all relevant security checks have been completed
When you go to see a property, remember to ask for the gas safety certificate. If the owner or rental agent can present a valid certificate, they are likely to meet the security standards required on your property.
You must inquire about the gas safety certificate before signing the rental contract and moving in. The owner or rental agent is required to provide it to you.
For tenants on very short-term rentals (less than 28 days), a copy of the gas safety file must be posted in a conspicuous place on the property. If not, you need to check where it is, ask to see it and ask if the gas appliances have been checked.
The gas safety file can only be valid if it has been issued by a certified gas safety engineer. The law requires that all active gas engineers be registered in the Gas Safe Register. Otherwise, they work illegally. All work done by an engineer who is not part of the Gas Safe Register, their work is also illegal.

What Does The Engineer Do To Check The Safety Of The Gas?
The gas safety engineer will test all gas devices and tubes, but also:
Check chimneys and smoke pipes for obstruction. The engineer will likely use smoke pellets and trace the amount of smoke that goes outside. If one goes back to the original, the flue is probably blocked and needs to be cleaned.
Check the gas connections and infrastructure. It is important that the gas supply routes the gas safely and directly to your gas appliances. The engineer will check whether all the connections comply with the safety rules.
Check ventilation and oxygen supply. The gas safety engineer will check if enough oxygen is supplied to properly burn the gas.
Check each gas appliance. The engineer will list basic model and manufacturer information for each gas appliance. They will test their operation and if they burn gas properly, without fail. If something is wrong, they will shut down and disconnect the device. If there is a simple solution to the problem, they can try to repair the device on site. However, if more serious repairs are required, they will include repair and maintenance recommendations in the report.
At the end of the check, your landlord will receive a gas safety file. If you are already a resident and the check is the mandatory annual check, the file will also be given to you. In most cases, tenants should receive a copy of the original. All original gas inspection records must be kept by the tenant and / or the owner for at least two years.home
